Paul Simon have no heart - they take money for profit and exploit the exploitable. If you find a dream property through them, move on to another. Don't sign up with them, on any account. The experience of take take taking your money will disturb you to such a point that you'll wish you never bothered. Avoid, at all costs.

When I called to challenge him on his behaviour and tell him she was upset by it, he responded "Well then she's easily upset". Paul Simon said they'd never had problems with their checks before. That is clearly a lie. I can see reviews from people saying exactly the same things as us.

When we moved in, we spent 3 days cleaning, knackering a vacuum cleaner in the process.
My window fell out of the wall. Paul Simon never arranged for it to be fixed, they simply referred to the landlord, for whom they wouldn't give us contact details.
There were constant problems with rats as the house was not properly sealed.
The boiler broke mid-winter. We had to move out for several days and nothing was done until we notified that we were going to have it replaced and take the money out of the rent
The property that fell well below all legal fire safety standards. There were no fire doors and not enough smoke alarms.
Despite all this, the most unpleasant aspect of dealing with Paul Simon was still undoubtedly *. Shame on Paul Simon for continuing to allow such a person to represent you and treat people this way.

Avoid, they will take as much as they can from your deposit once you depart. They come round checking the property every 3 months which is very annoying! Much better agents out there who won't sting you for every last penny they can get out of... Read Full Review

After viewing what were completely unsuitable houses through local agents who just didnt get our needs Theo managed to find us a lovely house in Crouch end,
Considering the cost of renting a family home in London the standard most agents showed us was shocking.
Theo somehow found us a gem and we are grateful for his efforts and continuing support during the rental period.

I am verry disappointed with service! Please avoid this agency! Just waste of time. This estate agents should be avoided - they were not honest about a serious issue during the viewing stage of the property. When I speak to them about it now, they are disinterested, they have got what they are after, which is my money.
Do yourself a favour and avoid.
These guys are just interested in taking your money.
Please take this review seriously, there are some good estate agents out there, if you care about your money and where you live I would avoid using them.
you need to be able to trust the estate agents and based on my experience this agent cannot be trusted
I have never felt the need to write a review on any product/service/ company before... So that hopefully tells you something

What agent could do to change your mind?
Fees are 99 pounds to hold a property plus 150 pounds checkout fee. If you're ok with it it's fine; it's written in the contract but could be mentioned earlier on a view to avoid conflicts. We had no problem with it but other people might do.

When I first read reviews in here about this agency I must say I got terrified and scared as there is some horrible stuff written about them.
However we used their service as tenants quite recently and we are pretty happy with the process.
The agency does request quite a few documents and references comparing to other agencies; but this is the way it is, and after all if you decide to proceed you have to expect that you will need to provide what's needed.
We had no problem with our holding fee and deposit; we paid when requested, we provided all documents needed and got approved by the landlord and moved happily into our new home. We love our new flat and are very excited about it.
Staff has been informative and getting back to us very quickly regarding what was needed to be done.
There is a holding fee for reserving the property plus a check-out fee and I do think the agency could be mentioning that verbally to tenants beforehand but it's anyway written clearly in the contract.
But so far, so good.
Maybe one little thing for improvement: It would be handy if new tenants could be taken to the new flat on their first day of move so that somebody can talk to them through basic functions e.g. boiler, heater, plugs, utility suppliers etc. This leaves less space for surprises such as not knowing how to get hot water or to turn the heating on.

Hello.
I just wanted to let future tenants know to avoid this agents. I was looking for a room and they offered me one for 600 pounds. I paid a holding deposit of 250 pounds. Got all the references and everything. I waited two weeks for answer and finally they said that I have not been accepted, landlord did not liked me, even everything was fine and of course I did not get back my money. So I lost my money and time. When I asked them if they have any other options they said that it is not worth to apply for anything else because I have not been accepted by this landlord. So I got the feeling that they really do not want to even try to find a room for me, which is their job. Well I guess everyone need some extra money for Christmas.
I would not recommend these agents.

DO NOT TOUCH THIS AGENCY!!!!! We Put a holing deposit down for a property in London. Finally we were told "to speed the process up, we needed to pay our £3000 deposit" WHAT??? we hadn't even passed our references! We were later told (within 2 days prior to our move in date) that we had passed our references but the landlord would feel more comfortable if we had a guarantor. Not too sure as to why we needed one, as my partner and I exceeded the income amount required for this property, we are both in full-time employment & have clean credit history. We did have a guarantor, someone who earned 80k a year, and that still didn't sufice; they required another one! Unfortunately they refused to let us take the property and were also happy to take our holding fee & use it as an 'admin fee'. Never again will I look at this company.

There was a lot of problems signing the contract and nearly all my live documentation was needed!!! I mean bank statements from 2 banks, both saving accounts!!! Reference from previous landlords. It still was not good enough so they asked for 2 months deposit!!!! (I still did not receive the Deposit ID for DPS)
Contract was written but until the documentation was not ready the key was not provided. They set the beginning of the contract 4 DAYS BEFORE the key to the property was issued!!!
Property was not hoovered upon arrival, bed was not changed, the wardrobe falling apart, carpets in scandalous condition; later on more problems i.e. cockroaches, mice, noise from the main street- no double glazing, water continuously leaking from the tap.
Some unknown people knocking at the door, ringing intercom, feeling of lack of safety and support kicked in so I decided to change the key to the doors.
Now this is the best part!!!
Once they tried accessing the property with an hour notice by email, then I receive another email an hour later saying ,, the key to the property was changed without our permission, we need urgent access to you property!!!'' THEY TRIED TO ACCESS THE PROPERTY AND DID NOT SEE ANYTHING ILLEGAL ABOUT IT!!!
PS. they charge Ã…Â102 for signing and renewal of the contract.

Recruit people with a personality and knowledge of properties. Become more flexible and be less aggressive towards people

Very aggressive manner of dealing with us, constant ringing or emailing twice a day asking us to confirm this or that. In the worst manner, I had been emailed twice in the morning and had not replied so had another email at 2.30 same day with just "please respond". Utterly unprofessional way of dealing with people.
I would not reccommend them to property owners or prospective tenants because they clearly do not advertise the property in a desirable way, or push for the selling points - knowing nothing about the property and insulting potential tenants. Tenants - avoid these agents, they are pushy and rude, have little flexibility and treat you like dirt!!!
